Editorial Policy
Everything on this site is published by kindful, a company that manages short-term rentals for a living. That is a commercial interest, and it belongs in the open. This policy explains where our figures come from, how we check local rules, what we will not claim, and how to tell us when we have something wrong.

About this policy
This policy applies to everything kindful publishes at kindful.co: owner guides, market pages, fee comparisons, blog posts, and the descriptions of our own services. It sets the standards our team is expected to meet before a page goes live and the standards a reader can hold us to afterwards.
We publish it because most of what a property owner reads about short-term rental management is written by someone who wants the management contract. We are no exception. What we can do is make that conflict visible, keep our sources first-party, and be exact about the difference between a figure we measured and a figure we estimated.
Who publishes this site
kindful publishes this site and sells the service it describes. Our guides, market pages, and fee comparisons are written to help owners decide how to manage a property, and we benefit when an owner chooses us. We state that on the page rather than in a footnote.
Nothing on this site is independent journalism, and we do not present it as such. It is commercial content published with its commercial interest disclosed.
Where our figures come from
Market figures such as average daily rate, occupancy, annual revenue, and active listing counts are market-level estimates from AirDNA. Where we publish them, we name the source on the page, label the numbers as estimates, and say plainly that they describe a market as a whole rather than any one home.
Estimates move over time. A figure on a market page reflects what the source reported when the page was last reviewed, and it is not a projection of what a specific property would earn under our management or anyone else’s.
Where we cite a rule, a fee, a tax rate, or a permitting requirement, we prefer the body that sets it: a city, county, or state website, or the platform’s own published terms. Secondary sources may point us toward a fact, but they do not replace checking it at the source.
What we do not promise
We do not guarantee revenue, occupancy, nightly rate, review scores, or search ranking, and we will not publish a number framed as what your home will earn. Results depend on the property, the season, the market, and decisions an owner makes, and no manager can honestly promise otherwise.
Our fee comparison illustrates the arithmetic of two pricing models, a fixed amount per booked night against a percentage of revenue, using figures you enter yourself. It is a calculation of those inputs, not a forecast, an appraisal, or a quote.
Local rules and permits
Short-term rental rules across Sevier County and its cities change from year to year, and they differ between Gatlinburg, Pigeon Forge, Sevierville, and unincorporated areas such as Wears Valley. We check what we publish against the city, county, and state sources that set those rules and summarise what applies.
A summary is not legal advice, and we say so on the pages that carry one. Requirements, fees, and forms change without notice, and the responsibility for confirming what currently applies to a specific property rests with its owner. We are happy to point you to the source we used.
Reviews, ratings, and testimonials
Any rating we cite is our own, reported as the platform calculates it, and we name the platform alongside it. We do not write, edit, rewrite, selectively solicit, or incentivise guest reviews, and we do not offer compensation in exchange for a rating.
Owner testimonials are published with that owner’s permission and reflect their own experience rather than a typical or expected result. We do not publish review or rating structured data for a score we have not earned on a platform that calculates it.
Comparisons and competitors
When we describe how a percentage-based manager works, we describe the pricing model rather than naming a company we cannot source. Anything we attribute to a named competitor comes from that company’s own published material, and we date it, because fees and terms change.
We do not criticise a competitor on the strength of anecdote, and we do not publish a comparison built to make a predetermined conclusion look inevitable. Where a rival model genuinely suits an owner better than ours, we would rather say so.
Advertising and sponsored content
We do not sell placement, links, or favourable mentions on this site, and no third party pays to appear in our guides or comparisons. If that ever changes, the arrangement will be labelled clearly on the page it affects.
We do advertise our own services, including through paid campaigns that link to pages on this site. Those pages are held to the same standards as the rest.
Updates and review dates
We review published pages at least quarterly, and sooner when a rule changes, a rate moves, or a reader tells us something looks wrong. Pages covering regulations and local figures are the ones we check most often.
Where a page shows a reviewed date, that date moves only after someone has genuinely rechecked the page against its sources. We do not refresh dates to make content look current.
What we will not publish
Some things are simply out of bounds, regardless of how well they might perform. We will not publish:
- Invented, edited, or incentivised guest reviews.
- Review or rating structured data for a score we have not earned.
- Guaranteed revenue, occupancy, or booking claims.
- Local rules or tax guidance presented as legal advice.
- Service areas, offices, or staff we do not actually have.
- Claims about a competitor that we cannot source to that competitor.
- Paid placement presented as an independent recommendation.
- Machine-written copy published without a person checking it.
Corrections and contact
If something here looks wrong, tell us. Email hello@kindful.co with the address of the page, the sentence you are questioning, and a source we can check. A person reads every one.
If it is a material error we correct it and move the page’s reviewed date. If it is a judgement call we will tell you where we landed and why. Either way you will hear back.
