What we handle
From revenue strategy to guest support and home operations, Kindful handles the day-to-day from end to end.
The fixed-fee difference
Kindful charges a fixed dollar amount per booked night, instead of a percentage of the booking. When nightly rates rise during peak season, your management fee stays the same and you keep all the extra revenue.
We decouple management fees from ADR. The marginal take rate on rate expansion is 0%, so investors retain 100% of the upside from compression, peak-season pricing, and revenue optimization.
Regulations & compliance
Zoning approval. Before operating an Airbnb or other overnight rental, confirm with the City of Gatlinburg Building & Planning Department that the property is in a zoning district where overnight rental use is permitted. Gatlinburg requires this verification before the Tourist Residency Permit application is submitted.
Tourist Residency Permit. Each qualifying short-term rental within Gatlinburg must obtain a Tourist Residency Permit. The current base fee is $200 for up to two bedrooms, plus $75 for each additional bedroom. The owner or the owner's rental agent is responsible for obtaining the permit.
Annual fire & building inspection. Tourist residences must undergo an annual inspection and comply with Gatlinburg's adopted building and life-safety codes. Larger properties—more than three stories, more than 5,000 square feet, or accommodating more than 12 people—are subject to stricter building classifications and do not receive the same fire-sprinkler exemptions as smaller residences.
Business licenses. Operating a short-term rental is also a business activity. Tennessee requires STR operators to comply with applicable city and county business-license and business-tax requirements based on their gross receipts; these obligations remain with the owner even when Airbnb or another marketplace handles some taxes.
Sales & lodging taxes. Tennessee short-term rentals are generally subject to state/local sales tax and applicable local occupancy (hotel/motel) tax. Airbnb and other qualifying marketplaces may collect and remit certain taxes for marketplace bookings, but owners remain responsible for taxes applicable to direct bookings and for maintaining appropriate records.
Bear-resistant garbage requirements. Gatlinburg requires properties holding a Tourist Residency Permit to use animal-resistant garbage containers or approved enclosures. The city expanded this requirement to permitted tourist residences, with compliance required beginning June 30, 2025—an especially important operational rule in bear country.
